Project Description:

Upgrade of (4) buildings with 45 residential units totaling 36,673 SF. Renovation of units includes interior upgrades of plumbing, mechanical, electrical, low voltage fire sprinkler and all finishes. A new community room and tenant services space will be created in addition to renovating laundry facilities. Exterior work consists of replacing all cladding to include roofing. New ADA accessible pathways will be constructed throughout the site.

Project Description: The project consists of 58,172 sf of mixed use (commercial at first floor and residential at second and third floors) space. The building will be 3 stories of wood framed, Type VB construction, fully sprinklered. The first floor of the building will include the residential entry lobby, a library and one core and shell lease space. The second and third floors include 45 residential dwelling units, a community space, common laundry rooms, common storage closets, and a leasing office. Sitework, demolition of existing buildings, and right-of-way improvements are also included in this project.

Note: Plumbing, HVAC, fire protection, electrical power-wiring and low voltage systems are already under contract.

O’Neill/Walsh Community Builders (OWCB) is  O’Neill Construction Group and Walsh Construction Co., formed in 2011.  The partnership is the extension of an existing 10-year business relationship. The partnership co-exists with its parent companies, builds on both companies’ strengths, facilitates opportunities to connect more deeply with MWESB firms, and provides O’Neill more exposure to processes and procedures for success on larger projects. Since its inception, OWCB has completed seven projects, and has three in preconstruction.

Project Description: The Jade is a 4-story affordable multifamily residential development consisting of 48 units of housing. The building is planned as a 48,000 SF facility, with 3 floors of wood-framed construction over (1) post tension concrete podium deck. The ground floor will consist of community space and support spaces including lobby, manager’s office, lounge, and common room, along with tuck under parking. Residential units on floors 2-4 consist of one, two, & three bedroom flats, plus common laundry and bike storage rooms. Exterior site improvements consist of 12 tuck under parking spots, hardscapes, and some planting areas.
