Sand Point Housing is affordable housing built inside Magnuson Park Historic Landmark district. The project includes two three-story buildings: Building 4, known as Brettler Family Place 3, is a family-oriented three story structure with 15 units of low income housing, including seven three-bedroom and eight two-bedroom units. The site also includes play space, horse troughs for contained gardening and an inspiring set of play equipment to keep the children busy. Building 5, Phyllis Gutierrez Kinney Place, is a three-story structure with 39 smaller units for single men and women, including veterans, seniors and people living with disabilities. It includes counseling office space, a community room on each floor, and a patio with plenty of community gardening space. Although completely new, the exterior appearance of this building nicely fits in with the nearby older structures that were part of the original Naval base housing complex.

Sand Point Housing is built to Evergreen Sustainable Development Criteria standards, providing efficient use of energy, comfortable and healthy indoor environments for residents. The project is funded by the Low Income Housing Tax Credit Program (LIHTC), the City of Seattle, and Solid Ground.
