The project has 294 apartments and four levels of structured parking, including a vibrant pedestrian space, with walk-up flats that face a pedestrian access way and active street level retail. At the fifth floor there is a large outdoor landscaped courtyard with a terrace.
Riva on the Park – South Waterfront Apartments
This 387,481 SF, 22-story, 294-unit apartment building includes four levels of structured parking, pedestrian space and a landscaped courtyard on the fifth floor.
The fifth floor deck was an incredibly difficult floor to form and place and required precise coordination. The fifth floor is the transition deck that tops off the parking garage and separates the podium with the rest of the tower and has extreme elevation changes due to sloping decks to roof drains, while also having flat slabs for the living areas. It houses an eco-roof, a BBQ/fireplace activity area, and a separate stand-alone 2,400 SF steel community building. Built adjacent to another high-rise under construction, daily crane activities were coordinated successfully. Deliveries were arranged around trolley car trips along both the east and west perimeter streets.
Built on a Brownfield site, Riva on the Park is certified LEED Gold and includes a 25,000 SF eco-roof, low-flow plumbing fixtures and dual-flush toilets.
