Construction began last week on a project that will bring 127 affordable housing units to the Pearl District.

BRIDGE Housing, a San Francisco-based nonprofit, in 2013 announced its plans to build The Abigail on Block 27, at the corner of Northwest Raleigh Street and 13th Avenue. The six-story building will have 155 total units; its affordable ones will be available to tenants who make between 30 and 60 percent of the area’s median family income, said Lyn Hikida, director of communications and media for BRIDGE Housing. Currently, that range is between $20,800 and $41,640 for a household of four people.

Capitol Hill Housing will hold a grand opening event at 4 p.m. Nov. 20 for 12th Avenue Arts, a new 88-unit affordable housing project at 1620 12th Ave.

Local restaurants will provide refreshments, and there will be performances from two theater companies that have theaters on the ground floor of the complex.

SMR Architects designed 12th Avenue Arts, and Walsh Construction Co. is the general contractor.

Other team members are: Coughlin Porter Lundeen, civil and structural engineer; The Greenbusch Group, plumbing, mechanical and acoustical engineer; Glumac, electrical engineer; Place+Land, landscape architect; JRS Engineering, building envelope; and PLA designs, which did theater design.

WALSH is building a highly efficient, transit-oriented workforce housing project in the Orenco Station neighborhood of Hillsboro for owner/developer REACH CDC. The 57-unit project, designed by Ankrom Moisan Architects, is the first phase of the Orchards at Orenco development, which over the course of three phases will total approximately 150 units.

The $14.5 million project is being built to Passive House standards with the goal of reducing tenants’ monthly energy bills. Green Hammer is serving as a consultant on the building, which will be the largest multifamily Passive House project in the country when completed. Work on the 12-month project is slated to wrap in June 2015.

Patrick Kessi made a name for himself in the Portland development scene with projects like the 937 condominium building and the Thurman Street Lofts, which were built by his previous firm, W&K Development.

Now, Kessi is founder and president of PHK Development, the company that’s behind the Marvel 29 project under construction in the St. Johns area. When it opens at the end of the year, the block-long building will feature 165 one- or two-bedroom apartments, as well as studio apartments, live-work spaces and ground-level retail space.

Ecotrust has taken a giant step forward with plans to create a mixed-use space where regional producers will be able to connect with Portland’s growing wealth of food-focused businesses and startups.

The nonprofit group on Wednesday completed its purchase of a 16,000-square-foot former machine stamping building and warehouse on Southeast Salmon Street in Portland’s Central Eastside Industrial District. Working with Portland-based Redside as the developer, Ecotrust plans to renovate the warehouse into The Redd, which will feature production, office and event space for small local enterprises.
